Pune and Pimpri-Chinchwad are one continuous urban area where towers, society flats and commercial streets sit on top of each other. Lonavala and Bhor are the expressway and foothill belt — weekend houses, plotted villas and resorts. Panchgani, Mahabaleshwar, Wai and Satara are the Satara district corridor, where the brief is as likely to be a hotel or a homestay as a home.

How far we travel, and what that changes

Distance never appears as a line on a design drawing, but it changes three things that decide how a project goes: how often a designer or supervisor can be physically on site, how much of the work is finished in our Pune factory before it ever reaches you, and how expensive a change of mind becomes once a crew has mobilised.

In 5 of the 8 cities the crew is resident for the run of the project, with a supervisor visiting on a fixed cadence; in Pune and Pimpri-Chinchwad (PCMC) the crew commutes from the studio every day, and in Bhor it travels out for the week. The further out the site, the more exhaustive the first survey: at 120 km a second measurement trip costs a week, so levels, slopes, existing joinery and moisture readings are all recorded in one visit and the design is drawn off a complete record.

Site visits and measurement

The first visit is a free measured survey, not a sales call: dimensions, levels, lift and staircase sizes, existing services and the access route for material. In Pune and PCMC that can usually happen within a day or two. For the hill and Satara sites it is scheduled as a half-day or full-day trip, and we batch nearby towns into one run.

What travel does to the quote

Crew accommodation and transport for distant sites appear as their own line in the itemised quote rather than being folded invisibly into a per-sq-ft rate. For the cities where crews commute daily there is nothing to add, which is why a PCMC project and a Mahabaleshwar project of the same size do not carry the same number.

Factory-first sequencing

Carcasses, shutters and wardrobe modules are built and finished in Pune, then delivered in planned batches. The further the site, the more the sequence is front-loaded: panels are cut to lift and door dimensions, dry-assembled before dispatch, and shipped with spare board, because a missing 18 mm panel costs an hour in Baner and a day in Mahabaleshwar.

Monsoon planning

In the hill markets, internal joinery, electrical and dry finishing work continue right through the monsoon. Demolition, external works, waterproofing and painting are planned around the heaviest weeks instead of being attempted in them, and board moisture content is checked on delivery rather than assumed.

8 services are listed only in the 322 localities tagged as commercial, because a showroom, clinic, salon, gym, school or bank branch needs footfall, parking and a frontage that residential lanes do not have. We will still work on a commercial unit outside those localities; it simply is not a market we claim to know street by street.

IT and office corridors — 28 localities

2 services sit only in the 28 IT-corridor localities. Grade-A office floors, their service lifts, their landlord fit-out rules and their HVAC and fire systems are concentrated in those corridors, and so is the work.

Hill stations and the plotted fringe — 102 localities

2 services — farmhouse interiors and hotel and resort work — appear in the 102 hill and semi-rural localities. These are specifications written against rainfall, dust and long periods of a building sitting shut, which is a different brief from a city flat.

Industrial belts — 45 localities

1 service covers factory admin blocks, mezzanine offices, canteens and QC cabins, and is listed in the 45 localities that are genuine industrial belts. Work there has to clear gate security and a fire NOC, and be phased so production never stops.

Our studio and factory stay in Baner: modules are made in Pune and shipped out, and site work is run by a resident or travelling crew depending on the distance.

Is there a travel charge for hill-station or Satara projects?+

In Pune and Pimpri-Chinchwad (PCMC) the crew commutes from our Baner studio every day, so there is no accommodation cost to load into the rate at all. In Bhor crews travel out for the week. In the 5 markets that carry a resident crew — Panchgani, Mahabaleshwar, Satara, Wai and Lonavala & Khandala — accommodation, transport and batched material delivery appear as their own lines in the itemised quote. We would rather you saw that number than have it hidden inside a per-sq-ft figure you cannot compare.

How soon can someone visit my site?+

In Pune, 20–45 minutes from our Baner studio from the studio, a measured survey is usually possible within a day or two, and a supervisor can reach a live site inside the hour if something needs a decision. PCMC visits are batched so a designer and a site supervisor arrive together and finish measurement in one trip. For the hill and Satara towns, visits are planned as half-day or full-day trips, which is why that first survey is deliberately exhaustive.

Do you take on hill-station projects during the monsoon?+

Yes, with the sequence changed rather than the scope. Internal joinery, electrical and dry finishing work carries on through the season. Demolition, external works, waterproofing and painting are scheduled around the heaviest weeks. In the hill markets we specify BWP 710 plywood, anti-fungal primer behind carcasses and stainless hardware as the baseline rather than as an upgrade, and board moisture content is checked on delivery.
