What farmhouse interior design actually involves
Independent properties remove the constraints of an apartment and add their own. There is no society NOC, no booked service lift and no 10-to-6 work-hour cap, which makes the site far easier to run. In exchange you get more building envelope to deal with: roofs, double-height volumes, staircases, verandahs and a relationship with the outside that an apartment never has.
Design-wise, the staircase and the double-height space are usually the two decisions that set the character of the whole house, and both are expensive to change later. Lighting a double-height volume properly — and being able to reach the fittings to clean them — needs planning before the ceiling closes.
Material selection weighs heavily toward durability and maintenance, because these houses are often used harder, sometimes seasonally, and the building skin is exposed on all sides.

Options
Areas that define an independent property
The choice here constrains everything after it, so it is the first thing we settle.
Double-height living volume
Where the structure provides it. Needs a lighting strategy, an acoustic strategy and a realistic way to clean at height.
Staircase as the central element
Almost always. Tread material, railing design and the wall alongside it do more for the house than any other single item.
Verandah and indoor-outdoor living
Villas, bungalows and farmhouses. Needs weather-tolerant finishes and furniture that can stay out.
Service and utility planning
Independent houses carry their own water storage, pumps, inverters and often solar. Planning where these live is part of the interior brief.
Specification
What we specify, and why it matters
Most of this is invisible once the work is finished, which is exactly why it is where quotes differ.
Weather-tolerant finishes on anything within reach of driven rain
Verandahs and semi-covered areas are not interiors. Standard laminate and MR ply fail quickly in those positions.
Sealed natural stone, re-sealed periodically
Stone floors in an independent house take dust, water and outdoor traffic. Unsealed stone absorbs all three.
Reachable light fittings in double-height spaces
A beautiful pendant at six metres that nobody can clean becomes a permanent annoyance. Winch points or a reachable design solve it.
Termite treatment at every floor-contact joinery point
Ground-contact buildings carry real termite pressure, and entry is almost always at the skirting and plinth.
Power backup and water storage planned into the layout
Inverters, pumps and tanks are large, noisy and need servicing. Designing space for them beats hiding them badly.
Acoustic softening in hard-surfaced double-height rooms
Large volumes with stone floors echo badly. Rugs, curtains and upholstered pieces are the practical fix.
Cost
What farmhouse interior design costs, and where the money goes
Three specification tiers, then the line items that make up any quote in this category.
| Package | Range (per sq ft) | Specification |
|---|---|---|
| Essential | ₹1,500 – ₹2,750 | Local stone, laminate joinery, simple railing detail, essential ceilings |
| Premium | ₹2,750 – ₹3,400 | Veneer joinery, feature staircase, double-height lighting, upgraded stone |
| Luxury | ₹3,400 – ₹4,000+ | Imported stone, bespoke staircase, full automation, landscape-linked living |
Indicative ranges for farmhouse interior design across Pune, PCMC and Western Maharashtra, at sq ft level. Nothing here is a quotation — final cost depends on size, site condition, specification and your own brand choices.
Where the money goes
Kitchen & utility
15–22%
Usually larger than an apartment kitchen, often with a separate utility.
Wardrobes & storage
18–25%
Across more bedrooms, frequently with walk-in dressing areas.
Staircase, railings & feature joinery
12–20%
The element that sets the character of the house.
Ceilings, lighting & electrical
14–20%
Including double-height strategy and external lighting.
Flooring & stone
10–18%
Larger areas and usually a higher specification than an apartment.
Furniture & soft furnishing
10–18%
More rooms, plus verandah and outdoor pieces.
Indicative shares of a typical project in this category. Your own split will shift with specification and site condition.
What pushes the cost up
- Double-height feature lighting and cladding
- Imported stone and large-format slabs
- Custom staircase in stone, timber or steel with a glass railing
- Landscape-linked living and outdoor rooms
- Home automation across a larger footprint
Where you can genuinely save
- Local stone, which suits these houses and cuts haulage
- A simpler railing detail and a standard tread
- Concentrating feature work in the living and dining volume
- Phasing bedrooms on the upper floor to a later stage
What a suspiciously cheap quote has usually left out
- External and verandah areas quoted at interior specification
- Double-height lighting access not addressed
- Termite treatment omitted
- Water storage, pump and backup provisions left out of the plan
Price differences in this trade are almost always specification differences. Ask any quote to name the material grade and hardware brand line by line.
How to choose
The decisions people actually get stuck on
Each one has a recommendation and the condition under which it flips. No balanced shrugs.
Local stone or imported?
Local, for most of the house. It suits the architecture, costs far less to transport and local masons work it well.
Flips when — Imported stone earns its place on one or two feature surfaces where the pattern is the point.
How much should go into the staircase?
More than you first budget. It is the one element seen from every floor, and the hardest to upgrade once built.
Flips when — Keep it simple if the stair is tucked away in a service core rather than being part of the main volume.
Delivery plan
75–120 days, phase by phase
Measured from design sign-off. Factory production and site work overlap, which is why the total is shorter than the sum of its parts.
Local reality
Week 1–2
Consultation and measured survey
We visit, measure every room and record what is actually there — site dimensions never match the builder's plan.
Week 1–5
Design, 3D and specification
Layouts, photo-real 3D and a material specification named line by line, refined until you approve it.
Week 3–7
Itemised quotation and sign-off
Transparent material-wise pricing. Design sign-off here is the milestone the timeline is measured from.
Week 4–10
Civil, plumbing and electrical
Demolition where needed, then plumbing shifts and the full electrical plan before any wall or ceiling closes.
Week 6–14
Factory production and installation
Every modular unit is produced to measured dimensions while site work continues, then installed room by room.
Week 9–17
Painting, styling and handover
Painting, deep clean, soft furnishing and styling, a written snag list, then handover with warranties.

FAQ
Farmhouse Interior Design: common questions
Do independent houses need society permissions?+
No NOC and no work-hour cap, which makes the site much easier to run. Local authority intimation may apply for structural changes.
How do you handle a house used only at weekends?+
Specification shifts toward things that tolerate being shut up — ventilated joinery, finishes that do not hold damp, and materials that do not need weekly attention.
Can work happen while the house is occupied?+
More easily than in an apartment, because there is no shared access or work-hour restriction, and the work can be zoned floor by floor.
What does farmhouse interior design cost in Pune?+
Indicatively ₹1,500 to ₹4,000 per sq ft, depending on specification. The three tiers on this page show what moves you between those figures. It is a planning range, not a quotation — a real number needs a site visit.
How long does farmhouse interior design take?+
75–120 days from design sign-off, not from your first enquiry. Design, selections and approvals come before that and depend on how quickly decisions are made.
What is included, and what is not?+
Included: natural stone & timber, verandah living, climate-smart materials, plus 3D design, an itemised quote, project management and installation. Quoted separately: appliances, loose furniture beyond anything listed, and major structural work.
How do I compare your quote with a cheaper one?+
Ask both quotes to name the plywood grade line by line, the hardware brand, and whether painting, electrical work and debris removal are included. Price differences in this trade are almost always specification differences, not margin.
Is the first consultation really free?+
Yes — the first consultation and the measured site survey are free, with no obligation. Mon–Sat, 10:00 AM – 7:00 PM.
Do you provide a warranty?+
Yes, on workmanship, with manufacturer warranties on hardware and appliances passed through to you at handover. Our own crews do the service visits, so there is no third party to chase.
