What home renovation actually involves

Most 20-year-old flats were wired before modern kitchen appliances and multiple air-conditioners. This is a safety issue, not an upgrade.

Waterproofing redone wherever a wet area floor is opened

Reusing old membrane under new tile is the most expensive saving in a renovation, because the failure appears after everything is finished.

Concealed plumbing replaced, not patched

Galvanised pipe corrodes from the inside. Patching one section of a failing run simply moves the next leak along.

Structural confirmation before removing any wall

In older buildings, which walls are load-bearing is not always obvious, and in high-rises shear walls cannot be cut at all.

Renovate or strip out completely?

Renovate around what is sound. But once two of plumbing, wiring and waterproofing need work, strip out — working around failing services costs more than replacing them.

Flips when — A cosmetic refresh is the right answer when services are genuinely sound and you simply dislike how it looks.

Replace the flooring?

Usually not, if it is sound and level. Replacement drags in levelling, skirting, door clearances and a great deal of debris.

Flips when — Replace it if it is cracked, uneven, or you are opening the floor for plumbing anyway.

Keep the existing wardrobes?

Keep the carcass if it is square and dry, and replace shutters, hardware and internals. That recovers most of the appearance for a fraction of the cost.
